When we have found a home that you're interested in buying. We will quickly and strategically place an offer.
Paying in cash verses taking out a loan offers a faster closing timeline and less chances of issues arising, making is more appealing to sellers.
An offer that includes a larger earnest money deposit presents a more serious and competitive offer.
An offer with a shorter closing time is generally more attractive to sellers over one with an extended time period with a house sale contingency. A typical closing time frame is between 30-45 days.
Once the seller has accepted your offer, both parties sign a sales agreement and your officially under contract.
Watch your emails for wiring instructions from the closing attorney. Never trust an email. Always call the closing attorney and confirm wiring instructions prior to sending any amount of money.
Home inspections are optional, but highly recommended to make sure the home is in the condition in which it appears. Inspections are typically completed within 3-5 days after signing the sales agreement. During the Due Diligence period, you also want to get an insurance quote to make sure the home is eligible for homeowners insurance, and there are no excessive claims on the home that would hender you from getting insurance.
The home inspection will tell you if there is anything dangerous or costly wrong with the home that needs to be addressed. You can then choose to either back out of the deal completely, ask for the seller to make repairs, or negotiate a lower price and handle the repairs yourself.
Once you've come to an agreement on the final offer, it's time to finalize your loan application and lock in your interest rate if you haven't done so already. You may need to provide additional documentation to your lender upon request.
An appraisal will be required by your lender to confirm that the home is indeed worth the loan amount. The appraisal takes into account factors such as similar property values, the home's age, location, size and condition to determine the current value of the property.
It's extremely important not to do any of the following until after the home buying process is complete.
Any of these types of changes could jeapardize your loan approval. It's standard procedure for lenders to also do a final credit check before closing.
On the day of closing you'll be going over and signing the final
paperwork, and submitting a wire transfer to pay the remaining
down payment and closing costs.
After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
